Fairway advised La Française REM and Banque des Territoires on the financing aspects of the acquisition of the Alphabet office building from AXA IM Alts. This 20,275 sq.m. asset, scheduled for delivery in June 2023, is located in Bois-Colombes.
The building is fully pre-leased under a 9.5 year firm lease to Sagemcom for its new headquarters. This acquisition was made on behalf of the SCPIs LF Grand Paris Patrimoine and Épargne Foncière and by Caisse des Dépôts.
The building is designed to meet the challenges of sustainable mobility: location at the foot of public transport, charging stations for electric vehicles and a large bicycle room. It also has an inter-company restaurant (RIE), a coworking space and terraces on each level, including a 350 sq.m terrace on the first floor and a 640 sq.m rooftop on the eighth floor.
The asset is aiming for the HQE Bâtiment Durable 2016 very high performance, Breeam very good and Effinergie labels corresponding to level E2 of the E+C- label.
