Frédéric Lefébure, David Franco et Cloé Teisson (associés), Mary Dutton, Fanny Roiena et Céline Dawaliby (collaboratrices) ont conseillé Swiss Life Asset Managers France sur les aspects transactionnels, partenariaux et de financement lors de l’acquisition auprès de Grape Hospitality France, par leur nouveau fonds institutionnel (labellisé ISR), en partenariat avec B&B Hotels des murs de 22 hôtels.

Les 22 hôtels totalisent 1 797 chambres et sont situés sur l’ensemble du territoire français. Ils feront l’objet d’un important programme de rénovation pour répondre au concept B&B Hotels.

Avec cette acquisition et le lancement de leur nouveau fonds institutionnel, Swiss Life Asset Managers France réaffirme sa conviction pour l’hôtellerie économique ce qui est souligné par Johanna Capoani, MRICS :

Fairway advised EssilorLuxottica, a world leader in the design, manufacture and distribution of ophthalmic lenses, frames and sunglasses, on the signing of a BEFA (Lease in Future State of Completion) with Crédit Agricole Assurances for its future headquarters in the 13th arrondissement of Paris.

Located in the 13th arrondissement of Paris, at 1-3 Place Valhubert, this 20,000 m² high-end asset will house the future headquarters of EssilorLuxottica, which has made a long-term commitment to bring together in a single location up to 2,000 employees currently spread over 5 sites in the Paris region by the end of 2027.

In addition to an auditorium for events, training and presentations, the site will also host a presentation area for professionals, dedicated to the Group’s emblematic brands and models, as well as technological innovations.

To be delivered by the end of 2027, the complex will meet employees’ expectations and new uses, and will aim for the highest environmental certifications on the market: HQE level Excellent, BREEAM level Excellent, Ready to Osmoz, BBCA (Rénovation Bas Carbone), BBC (Bâtiment Basse Consommation) and WiredScore level Gold.

Fairway advised Crossbay on the environmental aspects of its acquisition from Ivanhoe Cambrige of a 16,200 m2 warehouse in the industrial zone of Goussainville (95), a “leading” logistics hub near Roissy Charles de Gaulle airport.

The asset was acquired vacant and will be marketed to users specialized in last-mile logistics. It joins Crossbay’s second portfolio, totalling around 400,000 m2 to date, comprising assets in the UK, Germany, Spain, Italy and the Netherlands, where a prime asset was acquired earlier in September. Crossbay will undertake a complete renovation of the site, built in 2000. The program of works will include the installation of charging stations for electric vehicles, the replacement of existing lighting with LEDs and the installation of photovoltaic panels on the roof. The assets will also be modernized, enabling them to meet users’ technical requirements.
