Fairway advised La Française Real Estate Managers
Fairway advised La Française Real Estate Managers (REM) on the financing of the acquisition from Unibail-Rodamco-Westfield of the Village 3 office building, located in the Les Villages real estate complex, between Nanterre and Puteaux, in the Arche Sud sector in the Valmy district, near the Paris La Défense Arena and 300 m from the La Défense-Grande Arche multimodal hub.
The Village 3 building, with a surface area of 6,700 sq.m. developed over 9 floors, was completely renovated in 2016 and has been certified NF HQE Rénovation level Excellent, BREEAM Conception Very Good and BREEAM In-Use Excellent for asset management and for building management, which meet the requirements of the funds managed by La Française REM.
The building is fully leased to a French operator specializing in cyber-defense for a remaining term of seven and a half years, and to two ground-floor shops.
This acquisition was made on behalf of the Société Civile de Placement Immobilier LF Grand Paris Patrimoine (60%) and the Sociétés Civiles LF Multimmo (20%) and Qualimmo (20%).
Fairway advised Générale Continentale Investissements
Fairway (Neslihan Gabriel-Denizkurdu, partner, and Aurore du Marais, associate) advised Générale Continentale Investissements (GCI) on the signing of a lease agreement with Agence Régionale de Santé which will install its direction département des Hauts-de-Seine within the recently built “CityLife” building in the Cœur de Quartier sector in Nanterre. This building is located a few hundred meters from the Nanterre-University train station and was acquired in state of futur completion (VEFA) by Générale Continentale Investissements (GCI) in partnership with a Canadian pension fund.
Developing nearly 21,000 sq.m with 196 parking spaces, CityLife was designed by the architecture and urban planning firm Viguier. Its interior design is signed by the agency Le LAD and its furniture designed by the agency O.Gossart with the participation of Sebban Gallery and Kinor Gallery. This building offers a very wide range of services and facilities including a reversible company restaurant and business center (convertible into an auditorium), a drugstore with cafeteria, a fitness/wellness center, a concierge service, a beauty room (esthetics, barber, massage, osteopath, etc.) and also a business lounge.
