Fairway advised Lokalis on the refinancing of part of its Paris residential portfolio, the EverBlue portfolio, with ING France, in the form of a Sustainable Linked Loan. This refinancing concerns 32 buildings and nearly a thousand homes in the heart of Grand Paris.
In parallel with the refinancing, a Sustainable Linked Derivative was also concluded. These labels recognize the work undertaken by Lokalis over several years to integrate environmental and social performance into their real estate strategy.

Fairway advised Tokoro Capital and Blossom AM on the tax aspects of the acquisition of a 17,400-square-meter value-add site in the Courtabœuf business park in Les Ulis (Yvelines).
“The acquisition in Les Ulis marks a strategic advance in Paris’s main industrial and logistics corridors,” said Sanjay Sethi, partner at Tokoro.
Tokoro will rely on its local operational partner, Blossom AM, to restructure this site formerly occupied by Carrefour. The idea is to divide the asset, renovate the facades, and upgrade the technical equipment.

Fairway advised Remake on the acquisition, on behalf of SCPI Remake Live, of the NH Lyon Airport hotel located in the heart of Lyon-Saint Exupéry airport, close to the airport’s TGV station and 25 minutes from Lyon Part-Dieu station via the Rhône Express tramway.
The NH Lyon Airport hotel offers a remaining fixed lease term of 8.1 years and a net property yield of over 7.2%.
Built in 2009 and completely renovated in 2018 and 2023, this 13,300 m² hotel has 245 rooms and offers event spaces and a range of services (fitness, spa, restaurant).
“With this asset in Lyon, we are strengthening Remake Live’s exposure to the hotel industry in an unbeatable location, at the heart of a growing international hub,” said Julien Lamy, Remake’s investment director. “The completion of this transaction, which is emblematic for Lyon and the hotel market in general, shows that Remake is not abandoning France. It remains attentive to ensuring that the returns offered are competitive and consistent with market conditions observed elsewhere in Europe.”

Fairway advised SCI Territoires Avenir, managed by Arkéa REIM, on the acquisition of a portfolio comprising two residential buildings located in Nice and Antibes. These two buildings, constructed in the 1980s, offer a total of over 11,800 m² of living space spread over 153 apartments. Located in secure residences, these assets offer high-end amenities: large green spaces, swimming pools, underground parking, tennis courts, and all apartments have terraces or balconies, some with breathtaking views of the coastline.
